WHAT ARE YOUR CREDENTIALS?

We are an accredited member of the International Home Watch Alliance and members of Your Home Watch Professionals Graduate Program. In addition, Modern Casa Home Watch is fully insured and bonded. All visits to your home are made by a Trained & Certified Home Watch Reporter.

HOW WILL I KNOW THAT A HOME WATCH VISIT WAS MADE TO MY HOME?

Using GPS integrated software from Home Watch IT we follow a customized checklist for your specific home. After each visit, you will receive a detailed report including pictures, which indicates the status of each area of your home checked.  All reports are emailed to you and also can be accessed on our client portal if ever needed.

HOW DO YOU HANDLE A PROBLEM or SITUATION IF YOU FIND DAMAGE?

While every situation is unique, we always troubleshoot to prevent further damage and communicate our findings directly to you the homeowner or your designated contact via a phone call, text or email. We are happy to refer you to our qualified network of service providers to resolve the situation and follow up with you once the work is completed.

WHY DO I NEED A HOME WATCH SERVICE?

An unoccupied home in Southwest Florida has many risks to it such as roof and/or water leaks, pest infestation, storm damage, and most importantly HVAC failure, which can lead to high humidity and mold.  Yes, even in brand new homes these problems can happen. Having a professional Home Watch company that visits your home regularly can help identify these situations early before they become expensive disasters.

CAN YOU CHECK MY PROPERTY BETWEEN RENTERS ?

Yes, we can! We offer pre-arrival and post-departure visits to your property where we will check the inventory of your items as well as for any visible damage done to furniture or your property. We are happy to work with you to customize these visits according to your needs. As part of our services, we can also coordinate with local cleaning services that are part of our vendor network to get your home ready for your next guests’ arrival.

CAN YOU COORDINATE WITH VENDORS OR CONTRACTORS DOING WORK IN MY HOME?

Yes, we would be happy to refer you to local qualified service providers for your needs such as HVAC Maintenance, House Cleaning, Pest Control, Pool Service etc. and to coordinate with them for access to your property.

HOW OFTEN DO YOU PERFORM HOME WATCH VISITS TO MY HOME?

We always recommend that you first check with your homeowner’s insurance policy to see if they have any specific requirements in regards to having someone check on an unoccupied home. It is our best practice that homes are visited on a weekly or tri-monthly frequency. Weekly and tri-monthly visits help identify issues early so that damage can be mitigated.

Why don’t I just use my neighbor or friend to check the home?

Friends, neighbors, and housekeepers often agree to check on your property, they don’t always have the ability to recognize the early signs of problems or the time to do an extensive check of your home while you’re away. They also won’t have the experience and the tools to make sure a home watch visit is done properly and completely each time. It is also likely that they will not have the experience or vendor network to help resolve problems that are found. Lastly, they won’t be insured for the liability you are passing along to them.
